Permits for a 195 sqft Backyard Studio

In many Greater Seattle cities, a one-story detached backyard building of up to 200 sqft is exempt from a building permit, and at 195 sqft the Backyard Studio fits under that limit. Seattle is stricter: there, only storage-type sheds up to 120 sqft of roof area are exempt, so a studio needs a permit.

Electrical work always needs its own permit and inspection, and the building has to meet setback and height rules. We check the rules for your address, prepare what the city needs and handle the permits. More answers in our FAQ.

What Our Clients Say

Backyard Studio FAQ

How big is the Backyard Studio?

The Backyard Studio has a 15×13 ft footprint (195 sqft), with a 10 ft front wall and an 8 ft back wall. That's room for an office with a meeting corner, a home gym with space to move, or a creative studio with wall space and storage.

Can I use it all year?

Yes. It has R-19 insulated 2×6 walls, drywall and waterproof laminate flooring, so with heating and cooling it stays comfortable through every Pacific Northwest season.

Do I need a permit for a 195 sqft studio?

It depends on your city. Many Greater Seattle cities exempt one-story detached backyard buildings up to 200 sqft, so a 195 sqft studio often needs no building permit. Seattle is stricter and exempts only storage-type sheds up to 120 sqft of roof area, so a studio there needs a permit. Electrical work always needs a permit. We check the rules for your address and handle the permits.

Can it be used as a guest room?

It can be furnished as a room for occasional overnight guests. If you need a bathroom, a kitchen or a space someone can live in, a DADU is the right choice.

Can I change the size, windows or doors?

Yes. The Backyard Studio is a starting point: windows, doors, finishes and the size can all be changed. For a smaller building see the Tiny Office (120 sqft); for a larger one, the Luxury Shed (200 sqft).
