What Is the Production Timeline for a Backyard Office?
Typical projects run 4–10 weeks for design/permits (jurisdiction dependent) and 4–12 weeks for construction based on size, site work, and finish level. You’ll receive a milestone schedule up front and progress updates each week.
What Permits Are Required for a Backyard Office?
Small, unplumbed sheds may be exempt in some areas; most offices with power and insulation require a building permit and inspections. We confirm local rules, prepare plans, submit the application, and coordinate corrections so reviews move quickly.
How Is Payment Processed?
We use stage-based invoicing: deposit to start design/permits, a payment at material ordering, progress draws during construction, and a final payment at walkthrough. All terms are listed in your contract—no surprise fees.
What Is the Thickness of the Exterior Walls, and What Insulation Is Used?
Walls are typically 2×4 or 2×6 framing depending on energy/code requirements. We use code-compliant insulation (commonly R-13/R-15 for 2×4 or R-21/R-23 for 2×6), with proper air sealing, housewrap, and venting for year-round comfort in the PNW.
Can I Add More Windows Than Those Shown in the Models?
Yes. Window count, size, and placement are customizable. We’ll balance daylight and privacy while meeting structural, egress, and energy rules. Upgraded glazing options (tinted, laminated, low-E) are available.
Can I Choose Windows, Doors, and Laminate Flooring Myself?
Absolutely. Pick from our curated selections or request specific brands/finishes. We’ll confirm compatibility, lead times, and any price differences before ordering.
How Is Electricity Handled?
We design a dedicated circuit plan, then trench and run conduit from your main panel to a subpanel in the office. Outlets, lighting, exterior GFCI, and required AFCI/GFCI protection are installed per code. We’ll also quote panel upgrades if needed.
How Does Heating and Cooling Work in the Office?
Most clients choose a high-efficiency mini-split heat pump for quiet heating/cooling. Alternatives include wall heaters or electric radiant floor heat. We size the system to the envelope so it stays comfortable and efficient all year.
Can a Backyard Office Be Added to an Existing Home?
Yes. We can build attached or detached depending on your site and goals. Attached additions follow different setback and structural rules; detached offices must meet DADU/shed standards. We’ll advise on the best path after a quick site review.
What Is a DADU?
A Detached Accessory Dwelling Unit is a small, self-contained home on the same lot as a primary residence—typically including a bathroom, kitchen, sleeping, and living space. DADUs require full permits and must meet local zoning, life-safety, and utility standards. We handle design, engineering, and permitting end-to-end.
